TERMS & CONDITIONS

1. Rate
   Rates valid until March 31, 2008. All rates are net, quoted in USD and inclusive of applicable government tax, service charge, welcome drinks & refreshing towels upon arrival, daily breakfast for maximum 2 persons per room. Airport transfer is at additional charge of US$ 20 net/car/way.
   
   
2. High & Peak Season Periods
   High season period: July 15 – September 15
   Peak season period: December 20 – January 10
   
   
3. Villa Capacity
   Details of the number of guests including children (and their ages) are required prior to acceptance of any reservation. Should the party exceed the maximum villa capacity (two adults and one child per room), the management may not be able to accept the reservation. Therefore, please ensure that you select the appropriate villa type to accommodate your family. Children under 12 years old sharing with parents using the existing bed are free of charge. Children over 12 years old are considered adults.
   
   
4. Check in/out time
   Check-in time: after 13:00
   Check-out time: before 12:00
   In case where there is no other booking for the same day, we may extend the check-out time until 15.00. Late check-out until 16:00 is subject to availability with additional charge of 50% from one night villa rate. A full one night rate will be applied for check-out after 16:00.
   
   
5. Terms of Payment
   • A deposit of 50% of the total amount must be received after confirmation or reservation
   • Final payment must be done 14 days prior to arrival
   
   
6. Cancellation Policy
   Notice of cancellation must be received by us in writing.
   Cancellation policy for booking during low/high season period:
   • Without any charge: 20 days before the check-in date
   • Between 19 days and 10 days will be charged 50% from the total room reservation value
   • Between 9 days and 0 days will be charged 100% frorm the total room reservation value
   • Now Show will be charged 100% from the total room reservation value
   Cancellation policy for booking during peak season period:
   • Without any charge: 35 days before the check-in date
   • Between 34 days and 17 days will be charged 50% from the total room reservation value
   • Between 16 days and 0 days will be charged 100% frorm the total room reservation value
   • Now Show will be charged 100% from the total room reservation value
